If you invest in a property within The Rainmakers, ‘All Investors’ will be eligible to for a 5% discount on bookings across all properties.
For direct investment into a property you have ownership to the following is applicable:
5% shares holding: 2 nights complimentary stay*
10% shares holding: 5 nights complimentary stay*
*Subject to availability and not applicable during peak season. The rewards will be renewable yearly.
Short stay rentals duration are decided from property to property. It can range anywhere from a minimum of 1 day all the way to a maximum of 30 days.
Short stay rentals are paid out on a quarterly basis and will be sent directly to the bank account which you have connected with The Rainmakers.
The estimated holding period for short stay rentals is between 8-10 years. However there will be a required minimum holding period of 6 years to avoid property taxation in Malaysia.
A wide variety of reasons may or may not decide if a property is sold earlier or held for longer. Owners of the property will have voting rights to bring up matters with other owners for decision making purposes on the property via our ‘Ownership Voting Rights program.
We partner with different property management companies depending on the area we serve to ensure our investors receive maximum returns. Operating a successful vacation rental requires expertise in the field as well as local knowledge and on-site presence.

The process of preparing a newly-funded vacation rental for bookings usually takes on average 1 month after the acquisition process, depending on various factors specific to each property. To facilitate this process, we collaborate with experienced partners who specialize in designing and furnishing short stay rentals, and have a proven track record of launching high-performing properties quickly and efficiently.
Our collaboration with these partners involves several key steps, such as conceptualizing the property and determining the desired theme and amenities, as well as identifying the target guest profile and pricing strategy. We also lay out the budget for renovation and design, and establish an estimated timeline for accepting bookings.
Additionally, we draft the design for furniture, fixtures, and equipment, and order them accordingly, while ensuring that all necessary documentation is in place for the permitting process. We work closely with local contractors, furniture suppliers, and our property managers to not only prepare the property but also all the necessary support services, including cleaning, customer support, and pricing optimization, among others.
